
Maybrick has carried out a cold water storage tank (CWST) replacement programme that includes Henniker Point and Albert Bigg Point, both 20 storey blocks of flats; Jacobs House, Rawlingson Point, Rowland Court and Thomas North House all 7 - 10 storey blocks; and many low-rise blocks such as Maude Gardens, Bull Road, May Wynne House and Claremont Close. The replacement programme includes various plumbing controls such as isolation and float/level switches, pumps and pump valves, and control panels.
The taller blocks have tanks at ground level and roof level for both drinking and general domestic water. These are usually sectional tanks which are drained down, dismantled and removed, with new sectional fibreglass tanks being assembled and connected to new pipework. Once installed, the new tanks are flushed out, filled and chlorinated. Generally, services are maintained by isolating one tank whilst maintaining services with another. Sometimes, such as at Henniker Point, temporary tanks are installed to maintain water to the dwellings.


For tall blocks, tanks can be craned to the roof and old dismantled tanks removed, such as at Thomas North and Rowland Court. Low-rise blocks generally have several one-piece tanks designed to clear loft-hatches, such as at May Wynne House which had 8 roof tanks.

At Maude Gardens, Bull Road, Plaistow Road and Claremont Close, one-piece galvanised tanks were drained down and cut up for removal, being replaced with sectional tanks. Trace heating wires were fitted to external pipes with lagging and frost thermostats to the outside of tank houses. The thermostats trigger the trace heating in low temperatures to ensure continuity of supply.
Maybrick is currently renewing 100 one-piece tanks to low-rise blocks in London Borough of Newham.
At Albert Bigg Point (featured), tanks were replaced to ground and roof level. 6 Sectional tanks for domestic water were replaced and 2 one-piece tanks for drinking water. The replacement pumps were Grundfos CR16-70 3HP 7.5 KW Multistage. Other controls included Mobrey low-level switches and a new control panel with associated electrical connections. Temporary tanks were used for continuity of supply and pumps were replaced one pair at a time.
