Domestic gas safety checks

As fully accredited and qualified Gas Safe registered engineers, Maybrick is able to carry out all domestic gas safety checks. The testing of domestic gas installations and appliances can include boilers, cookers, hobs and fires, with all being checked to ensure their safety for ongoing use. Landlords are legally required to provide a CP12 test certificate for gas installations and appliances to tenants in all tenanted properties with a gas supply. 

A full inspection will be conducted by our engineers to make sure that everything within your domestic premises meets the relevant requirements. A full gas safety report will then be issued which will highlight any recommendations that our engineers may have. 

Our engineers will be looking for both current dangers and potential threats by checking:

  • That gas pipework is intact and not leaking;
  • That all appliances have been correctly and safely installed;
  • That all appliances are operating safely and without any danger to users;
  • That ventilation and flues are adequate and function to the correct standards.

Landlord gas safety certificates

As a landlord, you will of course take your responsibility for ensuring safety seriously. Our domestic gas safety test and certification service helps you to fulfil this, by keeping your properties and tenants safe and ensuring that you are compliant with all safety requirements related to gas supply and use.  

To make this as easy as possible for you, we can collect keys from your managing agents and return them on completion. We will also carry out gas safety testing and certification at a time that is suitable to your tenant, to avoid any disruption.

Yearly gas safety testing

To certify that the gas appliances in rental properties you own are safe for use, you will require a CP12 certificate. 

After testing, our registered Gas Safe engineers will supply you with two copies; one for your tenant that must be provided within 28 days, and a copy that you are required to keep for two years. 

At Maybrick we will also keep a copy of your gas safety certificates ourselves.
